First fix through second fix: conduit and back-box layout, DB position and sizing, wiring pulled to the drawing, then sockets, switches, lighting points and final terminations. Delivered ready for DEWA connection, with the circuit schedule labelled at the board rather than left for someone to work out later.

As the plumbing contractor on a new build we take the supply rough-in in hot and cold, soil and waste drainage set to fall, water heater positions and connections, tank and pump connections, then sanitary-ware installation and commissioning. Pressure-tested before anything is closed up, because a joint behind a wall is not a joint you want to revisit.

Duct routes and sizing, indoor and outdoor unit installation, condensate drainage with correct falls and traps, grilles balanced across rooms, and fresh-air provision where the design calls for it. Commissioned and airflow-checked as part of the package rather than as an extra.

Screed and levelling, waterproofing to wet areas with a recorded flood test, then setting out and laying so cuts land where they are least visible. Movement joints on large areas and at thresholds, skirting cut and closed, grouted and sealed.

Plaster and making good, filling and sanding, priming and sealing, then topcoats in the sheen you specify. Interior and exterior, with masonry coatings rated for UV and Gulf humidity. The preparation is a priced line, not an assumption.

Suspended ceilings and bulkheads, partition framing and boarding, access panels where services need reaching, cornices and shadow gaps. Set out to coordinate with lighting, sprinklers and air distribution before anything closes.

Electrical work has to satisfy DEWA at connection, and Civil Defense signs off detection, sprinklers and escape provisions where the building type requires it. We build to the inspection standard from first fix, because remediation after a failed inspection costs more than doing it once.

On a live site the package has to fit someone else’s programme. We work to the consultant’s drawings and the main contractor’s sequence, attend coordination where it is called, and flag a clash on paper rather than discovering it in the slab.

Each package is inspected and snagged on its own rather than rolled into a single handover at the end. You raise the list, we close every item, and the package milestone is released once it is empty — the same retention structure as any other project.
