Whole-house, released room by room

A full villa runs as a sequence of rooms rather than one long build. Each room or wing carries its own milestone, its own protection and its own snag list, so payment follows the rooms that are genuinely finished and you keep a working kitchen and bathroom throughout.

Developer NOCs — Emaar, Nakheel, DAMAC

Every master developer runs its own approval process, with its own pack, contractor registration and refundable deposit, and none of them accept another’s paperwork. We prepare and submit whichever applies to your community, and the fees sit on the BOQ at cost.

Outdoor and garden scope

Landscaping, pergolas, external lighting and terrace waterproofing sit in their own BOQ section, because they run on a different sequence to the interior and are the part most often deferred to a later phase. The landscaping page sets out what that section covers and the order the work goes in.

Structural extensions

A villa extension in Dubai is quoted separately after a site visit. It needs engineer drawings and authority approval on a timeline the interior work does not share, so folding it into the same lump sum would make both prices unreliable.

Staged milestones for an occupied villa

Where you are living in the property, each room or wing becomes its own milestone with its own protection and access route. It is a longer programme than emptying the house, and the BOQ prices both routes so the trade-off is yours.

The building is the third party in every job

Building NOC, permits and insurance

Almost every Dubai tower requires an NOC before work starts, plus the contractor’s trade licence and third-party liability cover naming the building. Management offices stop work on site if any of it is missing. We prepare and submit the pack, and the fees appear at cost.

Service-lift booking

Material in and debris out both go through a booked service lift, and in most towers the slots are limited and shared with every other unit doing work. Deliveries are sequenced against those bookings, which is a real constraint on the programme.

Noise-hour compliance

Many buildings restrict noisy work to Sunday through Thursday, roughly nine to five, with nothing at weekends. Breaking, chasing and core drilling are scheduled inside those windows, and the programme is built on them rather than on an eight-hour day that does not exist here.

Chiller or split AC

A chiller-served apartment has an FCU and a chilled-water loop that belongs partly to the building, so anything touching it needs their sign-off. A split system is entirely yours. Which one you have decides what can be moved, and we establish it on the site visit.

Before the site visit

Can we live in the property during the renovation?

In a villa, usually — we phase by room or by wing and keep a working kitchen and bathroom available throughout. In an apartment it is harder, because everything shares one entrance and the dust travels; a single bathroom is fine, a full apartment generally is not. The site visit decides which applies to you.

Who gets the building NOC or the community approval?

We do, for both. We prepare the pack the management office or community manager asks for — drawings, trade licence, insurance certificate and deposit — and submit it on your behalf. You sign as owner or tenant where required, and the fees appear on the BOQ at cost rather than inside a labour rate.

What happens if we change our minds mid-project?

It becomes a written variation: the item, the price difference and the effect on the schedule, signed by you before we act on it. Nothing changes on a verbal instruction, in either direction, and added scope never quietly absorbs into the original figure.

How long does a renovation take?

A single bathroom is 7–14 working days; a kitchen 10–20; a whole apartment or villa runs in weeks rather than days and depends on how many rooms run at once. Every one of those ranges is a starting point — your BOQ states the programme for your property.
