- Strip-out of the existing run and disposal
- Cabinet carcasses and fronts, fitted and aligned across the run
- Counter template, supply and fit, with cut-outs for sink and hob
- Plumbing relocation — supply, waste and appliance connections
- Power relocation — sockets, appliance spurs and under-cabinet lighting
- Splashback tiling and sealing
- Appliance installation and commissioning
Not included
- Appliance purchase, unless added to the BOQ as a supply line
- Client-specified imported cabinetry, quoted as a supply line at cost
- Structural changes to walls or to the extract route
- Gas supply alterations, which belong to the gas provider

How long, and what happens if something changes
10–20 working days depending on the run and the counter lead time — your BOQ states yours.
If we open something up and find damage nobody could see, we stop, show you, and re-quote that item before continuing.
Before the site visit
How long are we without a kitchen?
From strip-out to a working sink and hob is usually the first week; the counter template adds a wait because stone is cut off site. The BOQ separates the days you have no kitchen from the days you have a partial one.
Can you move the sink and the hob, or only replace what is there?
Both are movable. Supply, waste and power are re-run to the new positions as BOQ lines, and the waste fall is the constraint that decides how far the sink can travel. We measure that on the site visit rather than guessing from a plan.
Who buys the appliances?
You do, in most cases, and we install and commission them. If you would rather we supplied them, they go on the BOQ as a priced line so you can compare it against buying them yourself.
Can the cabinet layout change once the BOQ is signed?
Until the carcasses are ordered, yes, through a written variation. After that a change means re-ordering, so the variation shows both the cost and the delay before you sign it.
Villas and apartments
