Villa & Apartment Painting Dubai — Preparation Priced Openly, Not Buried
In villa painting in Dubai, as in any apartment, the difference between a good job and a bad one is entirely invisible by the time the second coat is on. Our BOQ shows the preparation as its own priced line so you can see exactly what you are buying.

How long, and what happens if something changes
5–15 working days depending on area and coat count — your BOQ states yours.
If we open something up and find damage nobody could see, we stop, show you, and re-quote that item before continuing.
Before the site visit
Can you paint while we are living in the property?
Yes. We work room by room, mask and sheet whatever stays in place, and use low-odour products indoors rather than trade solvent-based paint. The BOQ sequences rooms so you always have somewhere to be.
Do you paint the exterior as well as the interior?
Yes, and they sit in separate BOQ sections because they run on different products and different access. Exterior masonry coatings are rated for UV and Gulf humidity, and access equipment above three storeys is listed at cost rather than absorbed into a rate.
What is a washable finish and do we need one?
A higher-sheen emulsion with a tighter film that takes a damp cloth without burnishing. It is worth it in hallways, kitchens and children’s rooms; in a bedroom a matt finish looks better and costs less. The BOQ names the product per room.
How many coats does the BOQ include?
The BOQ states the coat count per surface rather than simply saying "painted". A colour change over a dark wall needs more coats than a refresh in the same shade, and putting that number on paper up front is the difference between a quote and a surprise.
Villas and apartments
Villas add exterior elevations and access equipment to the scope, while apartments are almost entirely interior and run inside the building noise hours. The residential renovation page sets out which applies.
