A floor fails from underneath, so a price that covers only the laying is not a price for the job. Tile installation in Dubai goes over screed that moves, and ours includes what the substrate actually needs, measured on the site visit before anything is ordered.

- Lifting and disposing of the existing floor covering
- Substrate preparation — grinding, patching and self-levelling screed
- Tile installation, marble, engineered wood and parquet, or vinyl flooring — supplied and fitted
- Setting out, so cuts land where they are least visible
- Movement joints on large areas and at thresholds
- Skirting supply, cutting and fixing, or reinstatement of existing
- Grouting, sealing and final clean

- Client-supplied material, which we fit but do not warrant for defects
- Furniture removal and storage, unless added to the BOQ
- Structural slab repair, quoted separately after inspection
- Skirting painting, which sits under the painting scope

How long, and what happens if something changes
4–12 working days depending on area and levelling required — your BOQ states yours.
If we open something up and find damage nobody could see, we stop, show you, and re-quote that item before continuing.
Before the site visit
Does the old floor have to come up?
Not always. Overlaying is possible where the existing floor is sound, flat and the extra height works at the doors and thresholds. We check all three on the site visit and tell you which route the BOQ is priced on.
How level does the substrate need to be before laying?
Large-format tile and engineered wood need a far flatter base than small tile, and Dubai handover screeds are frequently out of tolerance. Where levelling is needed it is a separate BOQ line with a measured quantity, not a hidden allowance.
Can you do one room at a time?
Yes, and in an occupied home that is usually the sensible route. Each room becomes its own milestone so payment follows completed rooms rather than elapsed time.
Do you lay parquet and vinyl as well as tile?
Yes. Parquet flooring in Dubai is best laid as engineered wood rather than solid boards, which move with the humidity. Vinyl flooring in Dubai needs the same flat, levelled screed as large tile. Both sit on the same BOQ as any tiling.
Who supplies the tile or the timber?
Either. Supply-and-fit puts the material on the BOQ at a stated rate; if you supply it yourself we fit it and the BOQ shows labour only. We say plainly if a client-supplied material is unsuitable for the substrate.
Villas and apartments
