What the BOQ covers, and what it does not
Included
- Strip-out and removal of the existing bathroom
- Re-piping — hot, cold and waste, renewed rather than reused
- Waterproofing membrane, laid and flood-tested before tiling
- Floor and wall tiling, including movement joints and thresholds
- Sanitary-ware fitting, sealing and commissioning
- Electrics and lighting — points, extractor, mirror and shaver circuits
- Making good, silicone and final clean
Not included
- Sanitary-ware purchase, unless added to the BOQ as a supply line
- Structural wall changes or door-opening alterations
- Building NOC fees, which are listed separately at cost
- Anything found behind the wall that nobody could see — re-quoted first

How long, and what happens if something changes
7–14 working days depending on scope — your BOQ states yours.
If we open something up and find damage nobody could see, we stop, show you, and re-quote that item before continuing.
Before the site visit
Do we need to move out?
If you have a second bathroom, no. If it is your only one, the water is off during the re-pipe and the room is out of use through tiling and curing, so most clients arrange to be elsewhere for that stretch. Your BOQ names those days before you sign.
Does the building need to approve a bathroom strip-out?
Most Dubai buildings require an NOC before work starts, and some require the contractor to be registered with them as well. We handle the NOC and the permits, and the fees appear as their own line at cost rather than inside the labour rate.
What happens if we change the tile after the BOQ is signed?
It becomes a written variation: the item, the price difference and the effect on the schedule, signed by you before we act on it. Nothing changes on a verbal instruction, in either direction.
How is the rest of the home protected?
Access routes are sheeted and the doorway is sealed before strip-out begins, because demolition dust travels through a whole property. That protection is a BOQ line, not an assumption.
Villas and apartments
