Bathroom Leaking Into the Room Below? Fixed at the Source
A stain on the ceiling under a bathroom has three or four possible sources, and guessing between them means opening the wrong thing. We flood-test each in turn so the repair goes where the water actually is.
The causes we find, in order
Failed waterproofing under the tiles
The membrane below the floor tiles has split or was never lapped up the wall far enough, so water passing through the grout has nowhere to go but down. This is the one that needs the floor opened.
Seepage through tile joints
Grout is not waterproof, and once the movement joints have failed the shower area soaks the bed beneath it. Raking out and re-sealing the joints in silicone stops it where the membrane below is still sound.
Shower tray or bath seal
The bead where the tray meets the tile splits as the tray flexes underfoot, letting water past the edge on every use. We cut it out completely, dry the joint and re-seal in one tooled run.
Floor trap seal
The trap body is bedded into the floor and the collar around it perishes, so water tracks around the outside of the drain instead of down it. Re-seating and re-sealing the trap fixes the path.

About this repair
How do you know which one it is without opening the floor?
By flood-testing each in turn: block and fill the tray, then the trap, then wet only the tile field, checking the ceiling below between each. The one that reproduces the drip is the one we repair.
Will the whole bathroom need re-tiling?
Usually not. Joint and seal failures are repaired in place. Only a failed membrane needs the floor opened, and we tell you that before you approve anything rather than after.
